Roommate not paying rent? Here's what to do

If your roommate isn't paying rent, bring it up the day it's late, in writing, with the exact amount and a date. If they're short, agree on a payment plan and track it apart from the new month. If it keeps happening, decide whether they stay.

In short

  • Bring it up right away, with the exact amount, in writing.
  • If they're short, agree on installments with dates.
  • Track what's owed separately from the new month.
  • If it keeps happening, redo the agreement or find someone new.

What to do, in this order

  1. Text them the same day. The amount, what it's for and when you need it.
  2. Ask what's going on. One rough month isn't the same as always being late.
  3. Agree on a plan. Installments with dates they can meet, in writing.
  4. If you cover their share, it's a loan. Log each repayment.
  5. Check the lease. Whose names are on it decides who the landlord can go after. If it's a lot of money, get local advice.

An example: the roommate who falls behind

Emma, Jake and Priya pay $1,800 in rent and $150 in utilities: $650 each. Emma pays the landlord. In October, Jake only has $300.

DateJake paysStill owes
October 1$300$350
October 15$175$175
October 30$175$0

Emma covers the $350 so rent goes out in full. In November Jake owes his $650 for the month; October is tracked on its own.

When it's not one month, it's every month

If you're chasing them every month, it's not about one payment anymore. Set new house rules: a fixed due date and what happens when someone is late. If they still don't follow through, it's time for someone new. For the rest, see how to split expenses with roommates and how to ask a friend to pay you back.

Do it in Divall

Frequently asked questions

Do I have to cover my roommate's rent?

Not always, but if rent doesn't go out in full, the whole household is behind. If you cover it, make it a loan with the amount and dates in writing.

What if they're not paying utilities either?

Pay the bills in your name first so nothing gets shut off, then add their share to what they owe you. Ask the same way: exact amount, a date, in writing.

Divide expenses. Control all.
